Edenville brings affordable housing and urban renewal to Geelong's north

The $50 million Edenville Corio infill development is set to deliver much-needed affordable housing and urban renewal to Corio, supporting Geelong’s continued population growth and housing supply targets.

Located on the 3.26-hectare former Rosewall Primary School site at 26-34 Sharland Road, which had remained vacant since 2008, the medium-density development is transforming the underutilised land into a vibrant new residential community. 

Edenville comprises 107 architecturally designed turnkey homes ranging from 300sqm to 600sqm, including 31 single-level and four double-storey family homes and 72 terrace and courtyard units.

The development is now 85 per cent sold and 2-bedroom units sold out. As part of the staged sales strategy, the final stage was released in April 2026 including single and park-facing two-storey family homes priced from $689,900 to $789,900.

The architecturally designed homes respond to the area’s existing character, with considered building heights, setbacks, form and materials that balance Corio’s traditional post-war housing with contemporary architectural trends.

The development will also introduce a significant uplift in landscaping, regenerating the site’s largely sparse grassland into a greener, more liveable environment featuring a mix of native and exotic plantings aligned with the surrounding streetscape.

Edenville is well positioned within an established amenity network, with direct access to a future childcare centre and proximity to the Princes Highway commercial hub, including Aldi, Chemist Warehouse and Barwon Health North. Nearby industrial precincts also provide access to local employment opportunities.

Located at the entrance of the Edenville estate, the future childcare centre has secured planning approval and will be developed by Sivasli Group and designed by Architecton. It will accommodate 124 childcare places and feature a bespoke fit-out for the incoming early learning provider across 1771sq m of building area.

Public transport connections include the Sharland Road/Coolidge bus service linking residents to close-by Corio Village, Northern Bay College P–12 and Corio Football Club, while Corio Station, just 1.5 kilometres away, offers V/Line services to Melbourne. 

The Edenville Corio Pty Ltd project is being delivered by Melbourne developer Sivasli Group in a joint venture with Gersh Investment Partners, representatives of high net-worth investors.
