Warralily housing diversity drives sales
In a strong show of buyer confidence, Warralily has recorded more than 80 new sales over the spring selling period — leading a highly successful rebound for the Armstrong Creek corridor. The September to November result underscores the growing demand in a market that is regaining momentum.
For Geelong’s number one performing greenfield project*, diversity is driving the surge with Warralily properties spanning medium density townhomes to allotments ranging from 294m2 to 615m2. Of the boutique collection of 31 architect-designed LOMA townhomes released mid-year, only five now remain after buyers respond strongly to the buyer-friendly purchase model and favourable construction timeframes.
With one-part contracts requiring only a deposit at signing and the balance paid at handover, combined with off-the-plan stamp duty saving opportunities, the turn-key LOMA product has proven highly attractive to first home buyers, downsizers and investors.

In the broader Warralily estate, titled land is disappearing fast. Stage 115B’s first release in October is almost sold out, with a second 16-lot release launched this week and just two more stages to come in the Promenade precinct, in all around 98 lots remaining.
The newly opened Ackland Street Park and almost-completed Biyala Primary School, due to open for the 2026 academic year at the corner of Warralily Boulevard and Coastside Drive, are further driving buyer interest, as they bring the community masterplan to fruition.
Meanwhile, Warralily Grange is preparing for its next major release of Stage 28, due in early 2026, after which only one remaining hilltop stage will be left at this exclusive location.
Ben points out that this really is the moment for purchasers to make their move. “With just a small number of LOMA townhomes left, limited titled lots in Promenade, and Grange winding up, buyers have a narrowing market opportunity to enter the highly-sought mature and amenity rich community.”
